My fiancé and I purchased a home from Bean in the Spring in 2024. From the very beginning Tony was fabulous. He was on top of all the details and made sure that we were taken care of. He was also very transparent throughout and worked well with my other contractors. We give Tony 5-Stars!

Tony was very helpful with deciding which layout would work best for my family. He was timely in correspondence and letting me know if anything was happening in regards to production delays. When I ran into issues with the smoke alarms, he immediately was helping to resolve the issue. If I ever need to get another manufactured/mobile home he’ll be my first stop.

Where to even begin! First off I will say the entire ordering process and signing paperwork in the office with Tony was great. I'll give Tony 5 stars, however the rest of the process has been a nightmare and we absolutely regret purchasing a home through Beans.

First, when our house was set, it was not set on the foundation correctly. When my husband addressed this with Mark, Mark immediately blamed the person who did our foundation saying it wasn't level / straight, which is completely inaccurate. Mark just didnt want to take the blame for his mistake. Meanwhile, even one of Mark's crew members said the house wasn't set properly and stated Mark was to blame for that. We now have to pay out of pocket and fill in the gaps where the house isn't sitting properly and where Mark and his crew screwed up our sil plates. And due to the fact that the house is not sitting on the foundation properly it messed up the roofing, so our roof is messed up.

Next comes issues within the inside of the house. Where to even begin here, well we are currently waiting for contractor #3 to come out because the first person Beans sent did an absolute horrible job. Then before contractor #2 came out we did our walk through with Tony and pointed out all the issues (things broken, etc) which is why contractor #2 came out was to fix all these issues we addressed. Well that was not the case, he didn't even fix half the issues. So now a third contractor has to come out to "try" and fix the rest of the problems. Believe me it won't matter when this third contractor comes out, he isn't going to fix half the problems wrong within this house. This house was extremely poorly built. One of these contractors ruined our living room vinyl flooring, there's three large cuts in the flooring, which we are told they are only going to be glued. And we are being told the 3rd contractor is booked out several weeks.
***make sure to check out the pictures I attached, again these are just some of the issues****

The next issues, when the crew set our house they messed up our furnace, so we have to have that fixed before it can even be used. Next, when we turned on our water to test everything our master shower leaks into the basement and one of the faucets in the master bathroom doesn't work properly. When I reached out to Beans I was told I would hear from someone from the factory immediately. I never heard from anyone, I had to reach out the next day again and was told we had to hire a plumber to have the issues fixed.

If I would have known these were the issues we were going to run into I would have NEVER purchased a home through Beans. We would have built a house. We didn't buy a BRAND NEW house for it to be put together poorly and already need repairs. Frankly, Beans got their payout from the mortgage company so now they dont care about us. I would absolutely NOT recommend buying a home from Beans.

Mark Bean is the most unprofessional person I have ever worked with. He is a patronizing gaslighter with no integrity. As you can see from the many other reviews, he takes absolutely no accountability for bad/incomplete work. The crews he hires to complete interior work are incapable of doing very basic carpentry and very sloppy (we had to tell him he hung a door the wrong way for example). We asked to be compensated to complete the work ourselves and he refuses to pay for the work. We do not want to deal with more of his crews coming in and doing sub par work. Our floors are covered in mud, major cracks in drywall that were not even attempted to be fixed, never repainted over drywall work that was done, missing caulking on almost all molding, the list goes on and on.

DO NOT DO BUSINESS WITH MARK BEAN.

I encourage all who have had similar experiences to file a formal complaint with Champion Homes. I would also suggest making a report to the BBB but they aren’t even an accredited company.

Don’t make the same mistake as us, take these reviews seriously!

My family made a major life change last year by moving 1500 miles from where my husband and I grew up, and Beans Homes worked with us long distance to help us get into our new home. After a year in this house, we can tell you, its the best place we've ever lived.
THANK YOU to Tony at Beans Homes for being patient with a long distance first time home buyer, and for offering absolutely stellar advice and resource suggestions along the way. And Thank you to every other person there who helped make our move possible.
We highly recommend working with Tony. We wouldn't be here without him!!!

We dealt with Tony at the Pittsford location. We only saw Mark (the owner) the day the home was set. An upstairs window was broke during transport, but they did order a new one and came back and replaced it.

Tony was very professional and responsive. Answered all of our questions. I have recommended him highly to friends and family. Was a pleasure to work with. The rest of the Beans crew did a great job and we are very happy.

From day one, I received excellent service from everyone at Beans Homes in Lyndonville. The process of putting together my home was very confusing to me but Mary guided me every step of the way. The set up process was done professionally and promptly. The questions I had after moving in were addressed by both Ray and Mark. I highly recommend this company!
