Early this month, the wind blew a branch onto our roof - I thought. I reported it to Smith, requesting removal & inspection for damage. The guys from maintenance who came out were great! They told us the branch was not ON the roof, but had actually punctured the roof! More wind and rain were forecast, so they brought a heavier-duty tarp. It held!
Good work done by nice guys.

I would not recommend Smith Management to anybody. When you call, they only take a message thru a switch board person. We should be able to talk directly with the property manager ( ours is Lisa Love). She is not returning calls so nothing is getting done to help us in Cottleville Trails. When the property is turned over to the residents my vote will be to fire Smith.

If you want a management company to collect their fees but do absolutely nothing this is the one for you! They can’t keep anyone employed for more than 6 weeks. It’s a revolving door which results in zero knowledge. They are also extremely rude. It’s hard to believe that they are in the service industry.

EDIT: this is not about this one time when your team member closed the request without answering the question. This is a consistent issue with your management company. Inconsistent, rude and ignorant. You forget you are in the customer service indusry.

This is the third community we have lived in that had Smith Management. They were completely incompetent in the first community, 6+ months behind in financial statements and meeting minutes. They were fired from the second community for same reasons and now we have them in 3rd community. They have yet to post any financial documents or meeting minutes. Its a new subdivision, still being built out, but some people have lived here, and been paying HOA fees for almost a year. They wont give you the community managers phone number, only an email address. Smith Management is completely useless.

I would not use this management company for your HOA. They keep residents in the dark at all times, they are unresponsive when you call or email, and between the builders and Smith Management you real don’t know what’s going on with your subdivision. I honestly don’t know what they do because they haven’t met any of the promises that were told to our residents when they moved in. They say they are working on the bylaws of the community (for over two years), but all they have provided us is with a generic brief template that they probably use for all their clients. From this overall experience, it’s one big scam because they do not manage.

Did not clear sidewalks when we had 11 inches of snow.I am 75 & not steady walking.I could not get to my car for 5 days.No salt put down so as snow melted it refrozen & made sidewalks & parking lots icy..No one answers phones or returns calls & no way to leave a message.Poor communication with owners.I had to call the previous management company to even get the name of your company & had to look on the internal to get a phone number which no one answered & no way to leave a message.Not impressed at all with this company..

On May 8th of 2024, in the middle of the night, the ceiling in the main living area of the condo unit we rent fell completely down onto the floor. There was drywall, debris and putrid smelling water everywhere. Today is May 29th and the ceiling has yet to be repaired. It is a health and safety issue and just plain subpar management of the issue. I would caution anyone who’s considering doing business with The Smith Management Group as the experience is unprofessional and negligent.

This is absolutely the worst management company ever! I have worked with 3 other companies previously. Joyce is awful and does not do her job. I would never recommend this company to anyone ever. The phone keeps ringing and no one ever does anything except ask for money. It's a waste of time.
